The housing stock reflects that demographic. Large detached houses dominate, many with substantial contemporary renovations and water or ocean views. Older mid-20th-century beach cottages remain in pockets, some carefully retained, others rebuilt as luxury residences from the 1980s onwards. Smaller pockets of townhouses and units cluster near the village and along the main road. Common materials run from timber and lightweight cladding on the older cottages through to brick and rendered masonry on the newer dwellings, typically finished under tiled or metal roofs designed to cope with coastal weather. From that we can give you a prioritised list: what's a genuine safety issue (do first), what's compliance (do soon), and what's nice-to-have. We won't push the nice-to-have list.
Are full rewires common in Palm Beach?
More common than in most suburbs we work in, yes. A lot of the original 60s-70s Palm Beach housing stock still has cotton or rubber-insulated cable in places, which is well past its safe life. Full rewires are disruptive but for some of these properties they're the right call rather than patching circuit by circuit.
